2006

This was a year which saw a strong demand for property combined with very low stock levels which resulted in property prices rising significantly.

2007

This was the busiest year for some time on number of transactions while prices continued to rise:

  • Alan Reay/Realmark - 58 sales: average sale to listing price: + 2.2% or + $8336.21
  • Closest competitor - 42 sales: average sale to listing price: -1.7% or – 7261.90

2008

Property values dropped slightly on the previous year while the number of transactions was also slightly down.

2009

The market started to recover the losses of the previous year, however the number of transactions was slightly down for the 3rd year in a row.

2010

Prices rose during the first half of the year, however this was counteracted by a slump in the 2nd half of the year. The downward trend in volume of transactions was also continued.

2011

The Volume of sales has fallen again so far in 2011 with many sellers sitting on the fence because prices have continued to fall. If they look at the bigger picture however…this is a great time to upgrade with many of the more affluent suburbs have experienced greater price adjustments.
